My wife and I purchased an apartment in The Point Coolum Beach and moved in as Owner Occupiers on 7th September 2013. In May 2016 I nominated for and was elected as Secretary for the Body Corporate Committee with the motivation being to help to draw on my corporate experience to try to improve the governance practices of the Committee. Since May 2018 I have served as Chair & Secretary of the Body Corporate Committee. The property comprises 60 apartments with panoramic views overlooking Coolum Beach and The Bays and northerly all the way to Noosa National Park.
I had previously served for some 18 years as Chair of a smaller Body Corporate Committee (7 x Units) also in Coolum Beach prior to moving to The Point Coolum Beach. In November 2016 the Principal of the long serving Body Corporate Manager for The Point –– advised the Committee that they no longer wished to serve clients on the Gold Coast & Sunshine Coast and recommended Andrew and Marianne Davidson the Principals of Team Body Corporate as a suitable assignee.
The Body Corporate Committee interviewed Andrew and Marianne in February 2017 and resolved to accept the assignment for Team Body Corporate to take over the role of Body Corporate Manager of The Point.
The Body Corporate Committee has now been working with Andrew and his team for close to three years, have built a strong and reliable working relationship with them and recently agreed to a three-year extension of the role.
Andrew and his team provide robust but practical advice on all aspects of Body Corporate Administration and Compliance that the Committee has to deal with and has played an important role in helping the Committee to drive high standards of good corporate governance practice. Andrew’s business experience has also been most helpful to the Committee in working through strategically important projects that go well beyond just a Body Corporate practice. Examples of important strategic projects have included:-
A complete review of the Caretaker & Letting Agreements including the remuneration for the first time since inception in 2002;
The Fast Internet/MATV Project involving the installation of an internal fibre optic cable network across the six acre property together with an bulk aggregation agreement allowing owners to access business grade fast internet services at wholesale rates;
The complex Lots 303 & 304 Project relating to an undeveloped stage within the CMS whereby the Body Corporate is seeking to take the undeveloped land to private tender in 2021;
Development of a Master Plan & Style Guide to position the Resort for the next 10-20 years.
The Committee often finds some of the more archaic provisions of the Body Corporate Act frustrating to deal with and so appreciates Andrew’s preparedness to serve on the Queensland Strata Association Board seeking to modernize the Act and the related regulations.
Andrew’s preparedness to invest in technology to improve productivity in the administration of Bodies Corporate is also much appreciated given the time implications for volunteer Committee members particularly the Executive Committee.
There has also been a noticeable improvement in the level of administrative services being provided to Lot Owners relative to the previous Body Corporate Manager which has been relayed to me as Chair of the Committee.
In my role as Chair & Secretary I certainly appreciate the support and advice that I get from both Andrew and Adelle as I engage in what has been a fairly demanding and time-consuming role. Throughout Andrew, Adelle and the team at Team Body Corporate have provided timely and professional advice ensuring that the Committee deals appropriately with the complexities of strata legislation – one example being the complexities around managing pet applications. This approach gives confidence to our owners that their property is in good hands and decisions are being made in the best interests of all. The Point Coolum Beach Body Corporate

I am the chairman of the Body Corporate for Coolum Caprice which is a high rise building of 13 floors with 80 apartments, many of which are in the letting pool, as well as a number of owner occupiers.
Management, body corporate advice, and accounting services are provided to Coolum Caprice by Adelle Sirett and other staff of Team Body Corporate.
The services provided to us include preparation and despatch of levy notices, collection of levies, follow up of overdue levies, payment of creditors and preparation of financial accounts, income tax return and Business Activity Statements. Ms Sirett attends our quarterly committee meetings and the AGM and prepares the minutes of those meetings. She liaises with suppliers of goods and services, follows up matters which require further attention such as insurance claims, the annual insurance renewal, and matters relating to the Act under which we operate.
The services provided by Adelle and the staff are of high quality and are delivered on a timely basis. She is courteous and easy to work with and has a good knowledge of the Act. I have no reservation in recommending the services of Adelle Sirett and the staff of Team Body Corporate, and am willing to respond to enquiries.

Coolum Caprice Body Corporate

In September 2017 I became Chairman of the Owners’ Corporation committee for No 1 in Hastings Street in Noosa. The property comprises 24 luxury apartments overlooking Noosa’s famous Hastings Street and the bay and is well known both locally, interstate and beyond.
I am a committee member for another Owners’ Corporation which manages a commercial office park in Melbourne. That experience made me well aware of the importance of competent body corporate management when we decided to change managers a few years ago.
Fortunately, with Team Body Corporate in charge at No 1 we have competent management and that has been invaluable in dealing with a number of issues that have arisen during my time as Chairman. These included renegotiating the on-site caretaking and letting arrangements and embarking on some major upgrading of the common property.

The Islander Noosa Resort consists of holiday letting, permanent residents and commercial owners and each of these groups have different priorities. Managing the priorities is a test for any committee and the assistance provided by Team Body Corporate is invaluable. Team Body Corporate staff have vast knowledge in both Strata Title and Group Title law so the committee does not need to constantly employ solicitors for answers to complex problems thus saving our Body Corporate money.
The accounting package developed by Team Body Corporate for Body Corporates is comprehensive but easy to understand and the Notice of Contributions sent out to all owners is a well designed document with a number of payment options. Notices are always sent out in a timely manner.
The feedback I have received from owners when dealing directly with Team Body Corporate is very positive and I have been told that the Team Body Corporate staff are courteous and helpful.
