Request For Disclosure Information

As you will be aware effective 1 August 2025, a new seller disclosure reform will require a new Body Corporate Certificate to be issued as part of property sales in community titles schemes.

This legislative reform requires the Body Corporate to prepare the Body Corporate Certificate .

While the reform aims to improve consumer protection, the Government has set the prescribed fee at just $84.10 which is charged by the Body Corporate to the seller of the property .

Committees have two options

Prepare the Body Corporate Certificate themselves or
Engage either Team Body Corporate or a legal representative to prepare the certificate .

The information required is complex and unique to the individual property . It also increases the risk and liability to those that are preparing the Body Corporate Certificate.

If Committee chooses to engage Team Body Corporate, the service sits outside the agreed services of our Administration Agreement and a fee of $220.00 + GST will be charged.

This fee is cost neutral and in its old form was paid entirely by the seller . The new legislation prevents us from on charging our total fee to the seller.

When the initial request for a Body Corporate Certificate is received, our Team will contact the Committee to seek confirmation on your preference for the completion of the Certificates moving forward.
